Community FAQ! While our covenants & bylaws are available on our Community Information page (and we respectfully
request that our members read the full covenants before planning a home improvement project) this FAQ
answers the most common questions about life at Honey Creek. Need more info? Contact our President!


"(POA) Membership has
it's privileges!"
Every family that purchases a home in Honey Creek I or Honey Creek II automatically becomes a member of
the Honey Creek at Bailey Ranch Property Owners Association (HCBR POA) and is immediately granted the rights,
privileges, benefits, and responsibilities that membership in a Property Owner's Assocation entails.
Annual Dues Policy Annual dues at Honey Creek at Bailey Ranch are only $105, making POA membership easily affordable for all of our members.
In order to keep our annual dues substantially lower than those of the other POAs around town, we must collect our annual
dues early in the calendar year so that we can be certain that we always have enough funds available to cover our expenses.

With that in mind, the Honey Creek at Bailey Ranch official dues policy (for both Phase 1 and Phase 2) is as follows:
Each year invoices will be mailed out around January 1st and payment is respectfully requested within 30 days (by Feb. 1st)

In order to err on the side of leniency (as we recognize that money can be tight for some families right after the Holidays)
we offer a very generous grace period so that all our members will be able to pay by our final deadline of April 15th.

In order to remind homeowners with outstanding balances of the upcoming deadline, we will mail 30, 60, and 90 day
reminders followed by a fifth and final reminder that clearly states that all accounts that remain unpaid after April 15th
will be subject to liens (as is written in our covenants and as has been overwhelmingly requested by our homeowners.)

Architectural
Design Committee
The Architectural Design Committee (ADC) is a member-lead oversight committee created by our developer, Battle Creek
Land Development, that reviews & approves property improvement application(s) for home improvement projects
(such as storage sheds and privacy fences).

In addition to reviewing home improvement projects, the ADC also responds to member's concerns about potential
covenant violations and works with non-compliant members to reach a peaceable, mutually acceptable solution.

As a reminder to all, our ADC does NOT "make the rules" in our community, the ADC merely tries to ensure that we
all respect the stated wishes of our fellow members as those wishes were expressed in our neighborhood covenants.
Boats, RVs,
Trailers & Trucks
Boats, trailers, RVs, and commercial trucks & trailers of any kind MAY NOT be parked in homeowner's driveways
or on our community's streets at any time. They MAY however be parked in a homeowner's garage or backyard, if
they are fully screened from visibility from the street and surrounding properties by an approved privacy fence.

Note: We are your friends & neighbors - if you feel you have a temporary "special circumstance" that necessitates
parking a boat, trailer, RV, commercial truck or trailer on your property for more than a few hours (which would
be a violation of our covenants as they are written) please bring the matter to the ADC's attention so that we
can discuss the situation in a "neighborly" fashion.
Fences As mentioned above, our Covenants require that we submit a detailed property improvement application(s) to our ADC
we make visible exterior improvements (such as adding a fence) to our homes and properties. When choosing
a fence style for your property, please bear in mind that most existing fences in Honey Creek fall into one
of the following categories (but our ADC may also approve other styles of fence upon request):

Type A: Decorative Fence
Decorative fencing shall be no more than four feet in height, and shall be made of black wrought iron material.
or
Type B: Screen Fence / Privacy Fence
Screening / Privacy fences may be constructed at six-foot height with traditional dog-eared non-alternating
(same side) pickets. No fence shall exceed six feet in height and all fences shall be neatly maintained,
treated and/or stained by lot owner. In situations (such as corner lots) where the fence will be clearly
visible from the street, the pickets should face the street itself (i.e. "smooth side" out, "rail-side" in).
or
Type C: Black Vinyl Chain Link Fence
Vinyl chain link fences should be four feet tall, coated with black vinyl (not green), and constructed of treated,
rounded posts and two rounded rails (top and bottom). This type of fence is required for lots next to greenbelt,
pond or neighborhood common areas.
Landscaping Every home in Honey Creek should have 2 trees and $500 worth of landscaping planted in the front yard.
If you are about to purchase a home in Honey Creek I or II, please ask your builder (or the current homeowner)
to provide the required front-yard landscaping to you before you close on your new home.
Mailboxes All mailboxes shall be cast aluminum or cast iron and must be patina green in color with a filigree design.
Note: Our members are eligible to purchase replacement mailboxes at a reduced rate by utilizing our volume
discount - please contact the Mailbox Replacement Committee for assistance with placing your order.

Additionally, as an FYI to our members, should your mailbox ever be knocked over, we have found that they
can be professionally re-welded for roughly $60, or can be just as securely re-welded for less than $10
by any moderately-handy homeowner that purchases a tube of "JB Weld" at our local Lowe's or Home Depot.
Storage Buildings Storage buildings (like fences) MAY NOT be erected without the prior approval of the Architectural Design Committee.
To ensure a timely response, please submit a detailed property improvement application to the ADC at least one week
before your intended build date.

As far as general guidelines are concerned, when selecting a shed, please bear in mind that our covenants
state that storage sheds should be constructed of the same materials as the homes in our community (meaning
wooden or brick sheds ARE permissible but metal sheds ARE NOT in keeping with our covenants.) Ideally, as a
courtesy to fellow homeowners, it is best if our storage sheds are positioned directly behind our homes (and are
less than six inches taller than our approved privacy fences) so that they are minimally visible from the
street and surrounding properties and do not obstruct our neighbor's views of the "great outdoors."
